TERMS & CONDITIONS

PAYMENTS

If the booking is made more than 8 weeks prior to arrival a deposit of £ 10.00 per night booked is required immediately, the balance to be paid not later than 6 weeks before the arrival date. If the booking is made 8 weeks or less before arrival full payment is required when booking.

A booking cannot be confirmed until the minimum initial payment has been received.

Receipt of the initial payment is taken to signify acceptance by the Hirer of these Prices & Conditions.

Payments within the UK may be made by cheque, payable to Accommodation4You and posted to: 4 Hollow Furlong, Cassington, Witney, Oxon OX29 4ET, or paid by internet or directly into Alliance & Leicester Commercial Bank (account details will be provided).

For payments from countries outside the UK, payments must be in GB Pounds, and GBP 10.00 must be added to each payment to cover UK bank charges. BIC and IBAN will be provided.

Fully inclusive of heating, lighting, water, electricity, council tax, tlevision licence, linen, towels and starter/welcome pack (milk, tea, coffee, sugar, loo paper and cleaning materials)

Calls will be charged at cost plus 20%. Broadband internet access available.

Security/Damage Deposit. £250.00 for bookings of 1 - 8 weeks. £500.00 for bookings of 9 weeks plus. Fully refundable subject to conditions.

LONG-STAY BOOKINGS

A reservation of more than 8 weeks is deemed to be a "Long-stay" booking and payment terms and cancellation or early-curtailment conditions will be negotiated at the time of reservation. Any additional clauses will be put in writing and agreed before confirmation of the reservation.

SECURITY / DAMAGE DEPOSIT

The security/damage deposit is payable not later than 14 days before arrival, and is refundable in full within 10 days of return, subject to any deductions for breakages, damage or extra cleaning charges (including the removal of tobacco odours). The Hirer accepts liability for making good or replacing losses or damage caused by any of the persons resident during the period of booking, and agrees to reimburse Accommodation4You in full for costs so incurred, even if in excess of the deposited amount.

CANCELLATION

If full payment is not received by the due date Accommodation4You reserve the right to treat the booking as having been cancelled by the Hirer.

In the event of force majeure or other circumstances outside its control resulting in the property being rendered unsuitable for occupation, Accommodation4You will make reasonable efforts to find alternative accommodation of an equal or higher standard. If this is not possible or acceptable the booking will be cancelled and a full refund will be made, all liability to the Hirer or agent will cease and no responsibility will be accepted for any costs incurred by the Hirer as a result of such cancellation.

The following charges apply in the event of cancellation by the Hirer. Balances already received in excess of these amounts will be refunded:

GENERAL

All Accommodation4You properties are let as holiday accommodation and do not create a Landlord and Tenant relationship within the meaning of the Rent Acts.

The Hirer is responsible for the Property during the period of rental and is expected to take reasonable care of it. All bookings include the cost of a final clean however equipment and utensils should be left clean and tidy at the end of the hire period. Accommodation4You reserve the right to gain access to the property in the event of an emergency or a perceived emergency without notice and to gain access to the property with due notice to the Hirer for whatever reason.

ARRIVAL & DEPARTURE

Normally Saturday to Saturday. Alternative days may be accepted. The apartment will normally be ready for occupation at 16.00 hrs; normal departure time is 10.00 hrs; it may be possible in some cases to deviate from these times. Please ensure that the apartment is vacated by the specified or agreed time to enable the cleaners to complete their task before the next arrivals.

INSURANCE

Hirers are strongly advised to arrange appropriate travel insurance (where appropriate), and all hirers should ensure that they have adequate cover for their own property including monies and valuables. Clients' effects are not covered by Accommodation4You' insurance.

OCCUPANCY

The number of persons resident in the apartment shall not exceed the number agreed at the time of booking.

PETS

Pets are not permitted to be kept in any of our rental properties.

NO-SMOKING POLICY

Smoking is prohibited within the accommodation due to the risk of fire. Furthermore, it is difficult and expensive to remove tobacco odours which non-smokers find offensive. Smoking is permitted on the terrace or balcony.

SECURITY

It is the Hirer's responsibility to ensure that all windows and external doors are securely closed and locked whenever the apartment is unattended, even for short periods. The Hirer will be held liable for any losses due to unauthorised entry if these precautions have not been observed.

LOCAL RULES & CONDITIONS

It should be noted that the apartment is located within a community which includes permanent residents. Clients shall not cause a nuisance to other residents, and shall at all times observe the community rules as listed within or immediately outside the apartment and within the grounds where applicable. Music or loud noise is not permitted between 23.00 hrs and 08.00 hrs.

In the unlikely event that the Hirer experiences power cuts, blocked drains, water shortages etc., these will not be accepted as cause for complaint if due to circumstances outside the control of Accommodation4You.

ANTI-SOCIAL BEHAVIOUR

If the Hirer or a member of the Hirer's party persistently behaves in such a manner as to cause a nuisance to other residents, or indulges in drug-taking, excessive drinking or anti-social behaviour, the Accommodation4You Local Representative has the authority to expel that person from the property and take any other action deemed appropriate. Should this occur no compensation or refund will be payable to any party by Accommodation4You. Any Third Party claims arising from such behaviour will be the sole responsibility of the Hirer.

COMPLAINT PROCEDURE

If any problem arises or if the Hirer wishes to make a complaint while at the apartment, he/she must first inform the Accommodation4You Local Representative so that every effort can be made to resolve the complaint. If the problem or complaint cannot be resolved in this way to the Hirer's satisfaction, the Hirer or local representative shall put the complaint in writing within 24 hours, including ALL relevant details which may be quoted or relied on at a later date. This document shall be dated and signed by both the Hirer and by the Accommodation4You Local Representative and shall form the sole basis for any further action by the Hirer or by Accommodation4You. No claim will be considered for complaints not notified before departure.

KEYS

Two sets of keys will be given to the hirer at the time of arrival. Failure to return the keys irrespective of the reason will result in the locks having to be replaced for security reasons therefore necessitating the purchase of a number of new sets of keys, the cost of which will be deducted from the deposit.

CAR PARK PERMIT

There is a designated car parking spot for hirers. A car parking permit will be supplied on arrival which we strongly recommend the hirer displays in their vehicle. Not to display the permit may result in the vehicle being clamped or removed. Failure to return the permit at the end of the stay will require a new one to be purchased and the cost of this will be deducted from the deposit. Accommodation4you takes no responsibility for the safety of any vehicles parked in the complex or for the removal or clamping of any vehicle due to failing to display the permit.
